LEGAL AFFAIRS/ASSET MANAGEMENT DOCUMENTS
*IMPORTANT* DO NOT ALTER THE BODY OF THE LEASE/lICENSE IN ANY WAY, SHAPE OR FORM SINCE IT IS PREPARED BY LEGAL COUNSEL. ONLY FILL IN THE INFORMATION PERTINENT TO YOUR LESSEE AND LEASE AMOUNT, ETC. THE REST IS TO REMAIN UNCHANGED.
IN THE NEAR FUTURE, WE SHOULD HAVE THE LEASES IN FILLABLE .PDF FORM. UNTIL THEN, EITHER TYPE ON THE .PDF FORM, OR CONTACT WARREN TETZ AND WE WILL MODIFY THE FORM IN ORDER TO CREATE A "CLEAN" LEASE.
ALL LEASES ARE REQUIRED TO BE SIGNED BY A SOUTHERN CALIFORNIA CONFERENCE REPRESENTITIVE, TYPICALLY WARREN TETZ. PLEASE NOTE THAT IF SIGNED ONLY BY LOCAL CHURCH INDVIDUALS, I.E. PASTOR/TREASURER, ETC., SIGNATORIES ARE CARRYING PERSONAL RISK AS THEY ARE AUTHORIZED TO CO-SIGN ONLY WITH THE CONFERENCE REPRESENTATIVE ALSO BEING ON THE DOCUMENT AS A SIGNER.
IN FEBRUARY OF 2019, THE CONFERENCE VOTED TO INCREASE MINIMUM INSURANCE REQUIREMENTS FOR TENANTS TO $2,000,000 PER OCCURENCE WITH A $3,000,000 AGGREGATE. PLEASE NOTE THIS AND DISCUSS NEW REQUIREMENTS WITH TENANTS AS YOU RENEW LEASES.
